Great place to stay - Good value, hosts are warm and friendly, room is clean and comfortable, breakfast is fabulous - lots of choice, really good ingredients on both buffet and hot food. Location is perfect. If we were in the area we would definitely stay again!

Main downsize for us was the size of our room. Very small but clean. Host, Martin, was very friendly, prime location and the breakfast was amazing

Perfectly located Bed and Breakfast place on the shore, with amazing hosts, Martyn and Jane. The rooms are huge, and the breakfast was 10 out of 10.

Great place for the price. The owners are welcoming, rooms are fine (I only have experience of the single room with sea view). The TV is a little small - I have a PC monitor at home bigger than the wall-mounted TV. Beds are very firm. I had a comfier mattress in the military. If you're looking for an affordable place for a short stay, with decent breakfast, easy access to the beach, and left to your own devices (with a contact number for the owners if you need anything), this is the place for you I'll likely be back on future business trips (hoping for bigger TVs and softer mattresses in the future though )

We spent a lovely 2 day break at this wonderful guest house with Martin and Jane. We had to change the date at the last minute and this wasn't a problem at all. Our room was lovely, very clean and the breakfast was excellent, with a freshly cooked full English if required.||Parking permit issued on day of arrival for PS3 a day which was great value and we had no trouble finding a space. Great location opposite the beach and very easy to get the bus into Brighton as they run very frequently.||We really enjoyed our chats with Martin and Jane at breakfast, very friendly and efficient hosts. Would love to return at some point.
