I recently stayed at Arma Residency with my family, and it was a disappointing experience. The hotel is overpriced for the quality of service and amenities provided. The rooms were not up to the mark, lacking cleanliness and proper maintenance. The cafeteria was especially bad--it had an unpleasant smell and was far from hygienic. The entire place seemed to suffer from poor cleaning standards, making the stay uncomfortable. Given the high charges, I expected much better service and upkeep. Definitely not worth the money. Would not recommend.

I've stayed in some questionable spots before, but this one takes the cake for the worst experience imaginable. The room was disgustingly small--like, you can barely turn around without hitting something. The housekeeping is nonexistent; everything was coated in grime, from the sticky floor to the ancient fan and AC unit, which clearly haven't been cleaned in years and just blow dust everywhere. The bedsheet was a nightmare--covered in gutka stains that looked like they'd been there forever. The bed itself? Pure torture. The mattress was lumpy, sagging in the middle, and felt like it was stuffed with rocks--zero support, and I woke up with a backache every morning. The pillows were flat and stained, offering no comfort whatsoever. Worst of all, there were holes in the walls with cockroaches and other creepy crawlies spilling out like it's their home, not yours. Oh, and good luck sleeping--workers outside chit-chat loudly all night long, every night, without a care in the world, making the awful bed situation even harder to ignore. The washroom? A complete disaster. No hot water (not even a hint of it), a flush tank that's broken and just sits there mocking you, and it's so tiny you can barely step inside without feeling claustrophobic. It's like they don't even pretend to maintain it. The service is just as bad. The food is outrageously expensive for what you get--greasy, tasteless slop from a kitchen that's straight-up unhygienic. You can see it at the end of the corridor, and it's a horror show: dirty counters, flies buzzing around, and right in front of it, the same workers sit around chewing pan masala and spitting red stains all over the ground. It's revolting. Then there's the reception. The guy behind the desk was rude, arrogant, and acted like he was doing me a favor by letting me stay there. Even with a confirmed booking, they tried to scam me for extra money upfront--pure greed. When I called them out, it was all attitude and no apologies. To top it all off, the location is a nightmare--smack in the middle of a noisy, chaotic slum area. The constant clamor of people, vehicles, and street noise seeps through the thin walls, and the surroundings feel sketchy and unclean. It's not just inconvenient; it adds to the overall sense of dread staying here. This place isn't just a letdown; it's a health hazard and a rip-off. Save your money and your sanity--stay literally anywhere else.

I have booked one bed Qube(dormitory) @1000/ from MMT.option 4 bed /6 bed qubes. You can grab qube @800 and also can grab the room @1500 in MMT deal. QubeBed having one/two bed bugs but housekeeping always clean the room. Common (always clean) four washroom and four shower for all qubes, 2 standing urinal pot. And for night stay it is good, if you have to stay only for two night. Otherwise take room. Room are on ground floor and qubes are in basement. Qubes is providing locker at bottom of bed with key. For me Bed side was 3 by 5. Long height person may confirm the bed size. There is kitchen facility also which is big bonus to New person in city. However local food vada paav and misal pavv can fill your stomach from road shops. In front(right side) there is nagori tea shop and gholap misal shop and one restaurants named konkan spice. On road to sakinaka metro, there is fouji tea stall and sangam vada pav centre(on right hand). This qube stay and Arma residency is the same.
i stayed as business visitor n for the price i paid it was a good experience. staff is courteous n co-operative n helpful. Rooms are quite new n neatly maintained. washroom looks brand new n premium. they serve free breakfast too with limited options n that's just okay for the price paid. i would request for an iron box to be available + intercom in the room. overall a very good experience n i strongly recommend for business visitors for short stay :)

Totally not recommend. Too many foreigners are also falling victims to thier false advertisements. Breakfast menu is very limited. Rooms don't have any noise proofing. Everything from near by rooms are crystal clear. Rooms didn't have windows hence it was too much suffocating and smelling bad. Even bathrooms didn't have exhaust fans. Building is infested with rats and cockroaches. Rats were even running inside false ceiling all night. The room description as room with king size bed. But entire room size was only a bed. The person in desk claimed that double bed means it's a king size bed. Also they had two single mattress on a double bed. Totally a false advertisement and unhygienic. This place seriously needs a review from concerned authorities
