A charming hotel in a heritage building, Niyati is at a prime location in Fort Kochi. The best restaurants & sights are all at a walking distance, which makes it convenient. We had a nice stay here, thanks to the staff. Their in-house restaurant has lovely vibes & ambience. The food here is delicious, plus they have live musical performances in the evenings. Things to note: The hotel provides only basic amenities. Please carry your own toiletries. The bedding seemed to be old & was torn in a few places. The in-room fridge while working doesn't cool enough so be mindful of that if you're planning to keep food in it.

Not the best experience, unfortunately. At first, I had a good impression of this hotel. It's nicely located right in the center of Fort Kochi, which is very convenient. However, after just one night, I had to leave. The main reasons were: the noise -- I could hear the hotel staff talking until midnight, and the soundproofing in the rooms is very poor. There was also a noticeable damp smell in the room, which made it uncomfortable. On top of that, the air conditioner is placed directly above the bed. You can't do without it because it's too hot, but once you turn it on, it gets uncomfortably cold. The hotel itself is charming in appearance, but staying there for any extended time is quite difficult.

Fabulous rooms, wonderful service and perfect location! We booked the entire hotel for a few days (a group of friends celebrating my birthday by travelling around Kerala) and loved our stay at Nivati and hope to return. A big shout out to Sanjeev, a most accomodating manager, and all the boys from West Bengal who helped make our stay so pleasant. Thank you Nivati (and hi to the owners whom I met briefly)! Great location and a lovely style hotel. Reception staff were so lovely and helpful. The downside was we had a rat in our room. We booked the deluxe king room and unfortunately we had a rat running about a few times and it also left its droppings around the room including on the bed- at one point it even woke me up running across my back. We let reception know however there wasn't a great deal they could do about it apart from clean the room. As kind of them as this was, there were more droppings on the bed later on and it didn't change the fact we had had to sleep with rats running about, so it still felt unhygienic and uncomfortable. We moved rooms on the final night to a normal suite which was better as the roof was different so no rat could get in. I was disappointed because our stay had been badly tainted by this especially since it was meant to be a birthday present, and the only solution offered to us was a small amount of money deducted (not even a full nights price of the king room and I even had to negotiate with the owner for this much), which felt like they were just brushing us off. Disappointing considering that it is a 'boutique hotel' and the price of it.

An interesting boutique hotel in a heritage building. Rooms were good with aircon, the larger queen room with a high roof did have lots of mosquitoes in the evening though. Excellent bar/restaurant through a connecting door with live music (which can be heard in the hotel rooms until 2300!).

Moderately recommended. A lovely heritage building turned into this boutique hotel. The rooms with the cement floors are lovely. The ones with the wooden flooring and high ceiling had some nails jutting out of the floor. The lighting was tooooo low. Sheets were clean but clearly used and did not seem super fresh. Location is 10/10 bang in the middle of the heritage quarters.

Good things: room has a fridge and a large bed (which is actually two beds). Bad things: staff not very friendly or helpful, moldy smell in the room, broken shower, doors have huge gaps and don't keep out noise and mosquitos, found two cockroaches during our stay. Would choose a different hotel.

Worst hotel experience ever. Reception guy kept us for an hour for check in just by taking pics of our visa and passport and one of our rooms was way to smaller than the other. The manager was very rude to my father over a call. Now he didn't even pick up our calls and he wouldn't even change the room either. Just the worst we could ever imagine. I wouldn't recommend this hotel to anyone.
