Charming Carmen, hostess so fine, Made sure our stay was simply divine. With warmth & grace, she set the scene, For long days of bliss in her house so serene. But oh, dear Anthony, where would we be, Without his kindness & great company? With a heart so warm, calm & discreet, His welcoming smile made each day complete. Fabulous breakfasts, each bite a delight, Legendary omelettes, so fluffy & light. As if by magic, the house gleamed anew, The pool always sparkled, inviting & blue. Colourful markets & food--what a treat, Warm sun on our skin, soft sand at our feet. But what we'll miss most (even more than the weather!), Is Ikshaa's peace, spellbinding forever. As an art lover, my appreciation of was limited to books. Then I have had an epiphany when I visited a museum for the first time long long back. When I did visit the museum, all the impressionists came alive when I saw the works standing 3 feet away. My recent was visit to Goa and stay at Carmen's place was my vacation equivalent of visiting famous museums. The reality was far more pleasant than what I saw on photos. "Gemutlich" as the Germans would say. The Location: Tucked into a small village type neighborhood and far far away from the hustle and bustle, exactly the way I like it. The estate is remotely located without being remote in a scary sense. It is very private and remarkably safe. Loutoulim village is about 10 km from the beaches; this was not an insurmountable problem for us as we opted for self-drive car rental. While it may lack nearness to beaches, the Ikshaa Villa will give you absolute privacy in a fairy-tale like setting. Everything from food delivery to local grocery shopping is easily accessible. Just a 5 minute drive to load up groceries. The Place: As I mentioned earlier, the photos do not do justice. The villa is prettier than the online version of it. When you see the villa, you will immediately know that lot of love and hard work has gone into it. It is beautifully crafted and even more beautifully curated with period pieces. You will be beguiled into thinking that it is a century old villa. However, the modern amenities will reveal the secret it not an ancient villa, but modern one with dollops of quaint "ancientness". Now to the individual aspects of the space: * Three extremely spacious bedrooms with lovely furniture. The master bedroom has a vast bathroom that is a pleasure to use. All the rooms were sufficiently chilled even in hot and humid March weather. * The living room is cozy, very cozy. A lovely place to sit and relax. * The kitchen was my favourite, it is a very modern and spacious kitchen. You can actually cook full-fledged meals there. It has all the equipment one needs and a very large fridge. * The central court yard open to the skies is delightfully maintained. We absolutely loved sitting there on the grass and having a dram or two. * The pool is good enough for both swimmers and non-swimmers alike and it is maintained like a professional pool with daily cleaning. The pool area also has a comfortable sitting area for you to sit and sip. * The villa has humongous garden outside, which is unsurprisingly maintained neatly. The ambience: Tucked in villa and tucked in too well in a positive sense. Thus, the ambience is unlike any professional resort. In other words, it is charming, truly charming while being very discrete. The villa switches on its luxuriously romantic atmosphere once the sun goes down. Couples looking for cozy atmosphere, no problems. Family with kids looking for something for everyone, no problems. Candle-lit dinners by the pool, absolutely. Order food and down a feni or two, you are in the right place. The Support: Anthony, who takes care of the daily nitty-gritties, must have been an English valet in his previous life. He appears when one needs him and quietly disappears when one wants privacy. Absolutely discrete and not intrusive. Hallmarks of a professional. He kept the villa super clean for the five days we stayed there. And always at hand when we needed help. Carmen was a delightful host and gave us useful tips. I could clearly see the amount of work she has put into creating this lovely place. Overall verdict: I added Ikshaa to my list of place where I will go at least once in a year for few days to relax and unwind. It was a pleasure staying there and we enjoyed every moment of our stay. So far, I had only one place in my list of magical places and that is in Kerala. Ikshaa is the second name on that list.

Stayed in Carmen's place for 3 nights. She was kind enough to allow us to check-in/ checkout a couple of hours early/late. Had a quick tour of the house as soon as we checked in. Amazingly beautiful house located in a beautiful village. Interiors were excellent. The surroundings are lush green that we can't get to see in metro cities. It was very easy for us to keep our toddler engaged in the house for long, as there are plenty of things to play around. Hammock and pool were his favorites. I wish the pool is a bit suitable for kids as it is a bit deeper than other pools I have seen. There is a pure veg restaurant (delivers through swiggy) and it has been our savior throughout the stay. Kitchen within the property is fully equipped as well. Mr. Anthony is a gem of a person. Took very good care of us. Helped us with getting groceries and medicines. Please convey my special regards to him. I definitely recommend this place to anyone who wants to have a peaceful stay in south Goa.

A beautifully designed home away from home, truly feel lucky to have found this gem and will go back and highly recommend. Lots of privacy but yet attentive when needed, Anthony was the perfect housekeeper. We loved and used the pool the most. We also loved the quiet of the villa. It was away from the tourist madness and everything around it was for and by the locals. Carmen is the perfect hostess. Thank you Carmen, Anthony and Villa Ikshaa.

We recently had the pleasure of staying at Ikshaa in South Goa, and must say it was an absolutely delightful experience. Nestled amidst lush greenery, the property is a perfect blend of nature and luxury and provides a pleasant environment to relax in. The rooms are incredibly spacious, beautifully decorated and reflect the host Carmen's impeccable taste. The attention to detail in the decor is truly commendable. A special mention to Anthony, whise all-round availability and assistance made our stay even more comfortable. The host, Carmen deserves accolades for being super responsive and hospitable. She went above and beyond to make us feel welcome and we would always cherish the heavenly bebinca, a Goan delicacy, she treated us with, and trust me it was far superior to anything we had tasted at the highly rated restaurants in Goa. Overall, Ikshaa is a gem in South Goa, offering an unforgettable experience with its easy to reach location, stunning setting, luxurious accommodation, and outstanding hospitality. Highly recommended to anyone looking for a serene and indulgent getaway.

I've been to Goa six times, and my recent stay at Carmen's place was the best so far. The architecture was so impressive that it inspired one of my friends to consider redesigning their own house back home. Anthony, made sure we had everything we needed during our stay. The unique design and overall experience really set this place apart from others I've stayed at in Goa. I've already recommended Carmen's place to three people and added it to my favorites. If you're planning a trip to Goa, definitely consider booking this place for a memorable stay!

I had booked Ikshaa after reading reviews on google and Air BnB which were fantastic. So I was already impressed n the impression carried through... everything about the villa is perfect. Each and every corner of the villa is photo perfect. Service by Anthony and Peter was impeccable. This location is good for people who are looking for peaceful atmosphere. There is nothing closeby except for a few bakeries. Since our agenda wasn't much, we chilled in the pool and soaked up all the positivity that the villa had to offer.. Carmen the gorgeous owner of this property has put her heart and soul in making this villa and her eye for detail for everything be it decor or comfort is superlative.

Excellent stay. Peaceful, heavenly surroundings and a great cosy villa. Nice pool cleaned every morning. And a great vibe. Family loved it and my toddler had a blast running around the courtyard. Thanks a ton for everything and thanks to Antony and Peter for their services. One observation for music lovers, the pool area had great acoustics because of the vegetation around it. The rasping voice of Maynard James Keenan and the masterful strokes of Danny Carey (Tool) sounded heavenly from my small JBL while frolicking in the pool. Overall a great experience and l wish to be back soon with friends and family. Thanks Carmen !!
