It was really pleasant stay and budget friendly with gd rooms I had booked a premium double room in their annex building country houses rooms were neat and tidy staff was also helpful definitely coming to this place on my next visit to goa.

1) Room were beautiful but the hotel doesn't have a parking space of it's own so not a great experience 2) There is no parking space of the hotel of it's own 3days 2nights experience where 1st night we got a average experience not a great experience and 2nd night we literally had to park outside on the streets And the worst part is parking on street can get you fine from the cops as there was a check posy by police 3 houses leaving and police comes at spot quite quickly so beware 3)No gated security 4) No proper door locking system room service guys try to enter directly without knocking if the door is not locked from issued they are in 5) There are camera's in the house don't know why?!?!
They provided room which was 5 mins away from the main property. I think originally there was a 'Bar' and now they have converted the same into so called Homestay (?). This was not showcased while booking the property. Now there was a restaurant & bar running with the same shared wall of bedroom. 1. No gated security 2. No comfortable mattress 3. Lots of mosquito 4. No proper ventilation 5. No proper door locking system 6. Seen another door to the bedroom wall which was closed? Better to avoid so called 'The country house' stay over there.
The worst experience ever. The staff was horribly rude and careless. The receptionist was literally harassing. The rooms posted in pictures are in different building and they book for different building, way worse than one shown in pictures. If asked for explanation, the staff is unresponsive and very rude. The receptionist even went to the extent of knocking on the door in the morning and waiting outside to fight and yell, saying 'Go back to your state, this is Goa, etc. The beds are uncomfortable, as they have no proper mattress. The staffs attending are clueless about everything and their superiors are rude and disturbingly argumentative, especially the woman at reception, who is apparently off duty to provide service and on duty to harass the customer. No regards for hospitality. Brazenly shameless fraudsters. Avoid staying here, rather other hotels in the area should be preferred to avoid such horrible experience. Many others are having similar experiences as mentioned in reviews, now that I see, while posting my review.
Nothing in the photo is real , there was no internet or tv facility and there was no one answering the calls when you need something . Even water bottles were refill. And water was not hygienic.
Best to avoid this place. Fridge not among amenities offered. In Goa. I didn't need it for beer, I needed it for my wife's insulin. A mini fridge was provided after much argument. All rooms are not on same property. Second property is five minutes away, so all rooms are not in the same compound as the pool. The hotel did not disclose this at the time of booking but argued that it was customer's mistake. Common kitchen kept under lock and key, so guests have no access to drinking water filter or plates and cutlery. AC barely worked. Manager/receptionist lady was rude and unhelpful. Staff are generally okay but are confused and tired of wierd instructions. No one seems genuinely interested in running a hospitality business. Overall very unwelcoming atmosphere and you have fight for the smallest, most basic thing. Staying at this hotel nearly ruined my whole trip. Thankfully, the rest of Goa stood up.
It is a very beautiful place. Room 102 has a really nice view of the beach. It was off season, so it was very cheap. The kitchen was not equipped. In season, it might be a very good option. Another room's AC was not working properly. They tried to fix it but could not.
