Well what a week we had here.... arranged through a friend and despite getting a good price, it was actually cheaper to book online closer to the date we stayed... but we went direct as agreed! After waiting 15 mins waiting around after a long journey, for them to find out the price agreed despite us telling them,(1800rs), instead of letting us into the room to freshen up, we eventually got the key. The rooms are large and the bed was comfy, but that's where the good points end for this hotel. The whole hotel sadly needs a good refurb - Dirty marks on the room walls and floor, paint that has been just put over the nice tiles in the bathroom, dirty brown marks on the walls near the toilet, dirty curtains that don't fit the windows, inside the wardrobe filthy and 4 hangers for 2 people, toilet flush that kept sticking in. On arrival we only had 1 towel and were told would need to wait till laundry came, had to chase them for another one so could get a shower after travelling. Requested a new toilet roll, was told by the staff we can only have 1 per week between 2 people. Had to ask to get room done half way through stay, apparently only do it once a week too. And again no spare towels so had to wait for them once again. The pool, albeit lovely and clean, is allowed to be used by Indians going in fully clothed, making the water dirty. Also not one single sunbed to relax round the pool, the only chairs out belong to the independently run restaurant Olios (which is actually good). Filthy area around the pool, perhaps the tiles would come up clean with a good jetwash? The staff, well where do we start.. useless, lazy, not interested, too busy sat on their phones etc. No clear management, our friend was offered prostitutes by the so called manager just before our arrival, thankfully he didnt offer us them! The only good point about this hotel is the location, right in the centre of the village, though unless they invest some money into it, it will only get worse! I would certainly not stay here again, and advise any international tourists to avoid it!

2 night stay at FAB Benaulim Goa South Fab Hotels Grand Royal Palm Fab Hotels Grand Royale Suites Our experience with FabHotels was nothing short of a nightmare. We booked a room through their website, choosing one that looked perfect for our needs. We paid for the room in advance, only to arrive at the location and find that there was no fab hotel in that location. We asked around and the shop keeper said the building tagged as FAB Hotels was some other hotel run by a private person. There was no one at the reception. After half n hour of searching and trying to call the number provided online we finally managed to get number by asking at the local shops. Someone eventually arrived and took us to a completely different hotel, claiming that the original hotel was "not Fab Hotel" n then he went on to say "they are not linked with fab hotel n this is a different hotel all together " then his reason was "this hotel is fully booked." The second hotel we were sent to was far from ideal. It was an old 1bhk apartment that these guys managed for someone else. The room lacked basic amenities like WiFi and an AC remote for the living room, which made our stay even more frustrating. Parking was in a different building n we stayed in a different building. Things went from bad to worse when, we got back from a wedding to find the AC had started leaking water, soaking almost the entire living room. To make matters worse, our suitcase was drenched in water, which was incredibly upsetting. We immediately reported the issue to the reception and requested a refund, but instead, we were moved to yet another hotel. Unfortunately, this hotel had no WiFi either, which meant we couldn't work during our stay. The constant shifting from one room to another, along with the lack of basic services, made this one of the worst hotel experiences we've ever had. The entire stay was a chaotic series of poor service, unfulfilled promises, and an overall lack of professionalism. We are still waiting for a refund and strongly advise others to avoid FabHotels for their complete disregard for customer service and comfort. Best part of the whole stay, when we arrived at 2 pm for our checkin there was some commotion happening behind the reception at FAB Grand Royale Suite. As I was conversing with the receptionist to complete my check in this commotion in the back grew louder and broke into a full fledged fight between the housekeeping staffs. The ladies were yelling and swearing at eachother and the receptionist had to yell louder than these people to calm the situation. We should've realized what kind of a nightmare this 2 days stay was going to be.
I recently had an unfortunate experience at this hotel. My first interaction with the manager was quite unpleasant; they were very rude on the phone and even asked about the cost of my stay, which was rather unprofessional. Upon arriving at the hotel, it took a frustratingly long 30 minutes to check in, and it was clear that the receptionist was inexperienced. Now, on to the room and property itself. On the plus side, it's conveniently located within walking distance of Benaulim beach. However, the numerous issues overshadowed this advantage. The Wi-Fi was extremely weak and slow, and there was minimal network connectivity. The mattresses had broken springs, the bedsheets were dirty, and the AC could only run at one temperature with a broken fan regulator. The shower was also broken, and there was a noticeable layer of dust on the bed. The only positive aspect was the spaciousness of the room. All in all, I wouldn't recommend this hotel. The headache it caused far outweighed any benefits it might offer.
A total scam. We dealt with Mr Donald lobo for our booking at benaulim and paid in advance for a property of our liking. Just 2 days before arriving we called him just to know that the property isn't available and he will accommodate us at some other property. Thankgod we called him otherwise I would have been in benaulim with my suitcases and a 3yr old just to know that I don't have any place to stay. He gave us 2-3 other worthless options. Finally he was gracious enough to give our money back. Never deal with him, he would share the location of the beach side properties and then back out.
OMG what can i say - This is one of the worst establishments i have stayed - Arrived back in UK 5th March after a 2 week stay . The TV was reported as not working on 1st day and still not fixed when we left - We had to ask every day for clean towels which only arrived 4 times in 2 weeks - our room was cleaned twice but only on our demand as well as bed linen changing - only twice in 2 weeks on demand - 24 hour reception is a "Joke" hence not being able to get any room cleaning / house keeping arranged. DO NOT stay here - I have been going to Goa for 15 years and would advise not to book these rooms .
My experience this time was not good. Inspite of booking room 1 month in advance we were told on arrival there is no room. And that too after driving 14 hours we had to wait 30 minutes for the person at counter to show up and inform us that. We were given room in another nearby hotel with no facilities (no pool, no restaurant) but same rate. So for me I felt like it was a classic case of bait and switch marketing. Also the bar was out of stock of most drinks and had to settle for one of the 4-5 beers they had. Restaurant has become very expensive compared to my last visit. A plate of pomfret fry cost me Rs 1400 and it costs less in upmarket Mumbai restaurants. Pool anyways was not working as filtration system.had broken down. No dustbin or soaps in room. All in all not a pleasurable experience. We had planned to stay 5 days but shifted out to another hotel after 2 days.
I have been staying at this property from the time its come up! Its one of the best in South Goa is what i would say. The staff is polite, kind and never say no attitude. Its been almost 3+years i have been visiting this place and have never ever faced an issue. The owner Donald Lobo is avaialble directly if any issues need a fix. The pool sode restaurant is a blessing in disguise. As its rightly said, no matter where your destination list ends, Goa always makes space in ur list. Thanks Donald Lobo and team.
Good Room but the service provided by the staff was the worst experience of my life in 8 days goa tour. No support at all. Booked for Grand Royal palace but alloted Grand Royal Suite. Cheated. I asked them to recharge which was done but useless channels. Overall very bad experience
