Palm Court Guest House

yes the place does seem a little cluttered, but I had 2 very good night's sleep and a perfectly good full English Breakfast in the mornings. The bedroom was perfectly clean,and had hot water in a sink when I needed it ; the toilet and bathrooms were clean and tidy and I only paid PS 30 each night. I would recommend it to anyone who was not a fussy type.

I had a lovely stay at palm court, Its a family run guest house and the owner was lovely and very helpful. I have stayed closer to brighton before and had a nightmare trying to park so it was such a relief to have ample parking close to palm court with no parking charges. Our room was very spacious and had an en suite toilet /shower. My friends's room wasn't ensuite but had a wash basin and was on the same floor as the toilet and bathroom. Overall our stay was good and I could not find any basis for the previous review suggesting not to stay at palm court. Very good value for money so would definately consider staying at palm court again if im going to brighton.

I am writing a review on behalf of my mother who stayed here last weekend. When I booked the room for her and a friend, we were told that the room had 2 x singles and 1 x double in and would cost PS50. She asked for money into her bank account straight away as a deposit - PS25.00, which was unusual for a guesthouse. When they arrived @ the guesthouse they were told that they would have another person sharing with them - she had booked a room but was told that they had double booked her when she got there and she would have to share with my mum and her friend. When my mum and friend got back from town there was a stranger sat on the bed in their room! Luckily my Mum felt sorry for her and let her stay (as they were all going to the same conference in town), but it was very odd behaviour to put strangers in the same room!||The room itself was filthy, it stank of stale cigarettes and was the worst they had seen. They had to laugh it was so bad. ||||My Mum skipped the breakfast as was worried she would get ill from it. When she went to pay, she was told by the owner's husband that the room would be PS75 -(not the PS50 as agreed) which was PS25 each. Not only was it their mistake for double booking the poor lady a room beforehand, but they were expected to pay extra for the guesthouses own mistake! They disagreed with this price and said they were paying no more than PS50 as agreed for the room. The husband then rang the owner who was out. My mum and friend left refusing to pay the extra. After many harassing phone calls and disagreements, the owner drove all the way into town to meet with my Mum and friend who had left the guesthouse and forced them to pay the extra. ||I cannot believe they were treated in this way - money grabbing people who don't even know how to treat their guests - with respect! ||If you are considering staying here, DON'T!!

Absolutely abysmal stay. It was damp, dated, mouldy, and stank of urine and smoke. Owner was unprofessional and treated me and my friend very poorly. Do not stay here.

We had to attend a wedding last weekend and booked that room based on the description. We were really surprised when we first went in as the place was very dirty and untidy. It was just for one night and we decided to stay, although we didn't like it at all. Another surprise waiting for us when we arrived at the room. Nothing to do with what the owner advertised, no en-suite room. The lady stated that it's booking.com misunderstanding, although there are people complaining about that since 2012, about incorrect information from the owner. We couldn't lock the room as the lock didn't work and we had to leave the room open and our stuff unprotected.||I decided to have a shower but I was unlucky again. The bathroom was untidy as well with wet towels everywhere and what a surprise, not hot water. That was it. We decided to leave the property and find something else, even the very last time, as we were running late for the wedding.||||I spoke with booking.com to make the aware of the property issues with all the proof requested and cancel the booking and they stated that I had to pay PS40 cancellation fee. Why? For this bad experience? Until now haven't managed to get my money back.||||Even if it's your last choise, avoid that place. PS44 for this disgusting place, no way. I can't even believe how they live in this condition.

Hi,||||I am writing this review on behalf of my mother. She booked to stay at Palm Court but the standard of accomodation was unbelievably bad. The ensuite room room had been given away prior to our arrival, the guest house has a terrible smell and the place needs a serious clean. She choose not to stay here due to the low level standard of the guest house.

We recently stayed in the Palm House Guest House and I have to stay it's the worst place I've ever stayed in. There was a stale stench in the place as soon as we walked in and then when entering the room it stank of smoke. The bed sheets had stains on it and the floor was covered in dirt. The radiator was smoke stained yellow, the head board was covered in staines, and there were cob webs all over the room. We were offered breakfast in the morning but we took one look at the state of the kitchen and decided we didn't fancy a dose of food poisoning.

Fantastic friendly warm guest house. The owners were friendly and helpful, the room was warm clean and very comfortable. Very homley,best guest house I've been to in Brighton area. we will be defiantly back.
