I booked on account of the perfect location . I emailed with the owner and agreed on arrival time and all was well. He was friendly and forth-coming. Upon arrival it turns out that the owner lives somewhere far away, has not informed the staff (who sleeps there, behind the kitchen, on the beach) about my arrival. And then....what i have booked turns out to be the most mould-infested horror you could imagine. It is not clean, it stinks and there is only cold water in the shower. (When it chooses to appear at all) and to round it off neatly it is full of bugs of all possible kinds. The room is so incredibly horrible and triggers my allergy so instantly that I can not even take a shower there, not even think of staying there. And this is after more than 24 hours of traveling that his confronts me. The very friendly staff -with hardly any English- saw my predicament and called the owner, who found the biggest problem of the situation to be that HE was disturbed in the middle of the night. And hung up on me. The sweet staff then let me have a beach chair and rest there til morning when the owner would be at the location. He was. And again the only problem in his eyes was that he had been disturbed ... A refund, even for the coming nights was out of the question -and then he threatened to have the police retain my passport at the customs when leaving the country etc. Such an unpleasant person I have seldom encountered. Ever. So watch out. There are many very nice places to stay. I recommend you find a place run by locals. No need to support this blood-sucking British expat.

This is a very lovely hotel ,all seem new ,rooms were good size with all that should be there minibar ,hair dryer, iron and board coffee and tea good size comfortable bed soft white towels ,staff were great helpful and its a walk on to the beach place lots of places to eat and drink ,this place nothing more you will need just lay on the beach all day.

Terrible service from the staff. The ac was not working in the room and the staff couldn't get it fixed and I had to suffer in heat for 2 days. They even refused to reduce the charges to non AC rooms even though we didn't get a working AC. At the end they blamed me for not informing the owner when I had already informed the staff member. The location was good as it was right next to the beach but that was the only good thing.

My second trip here ,Authentic retro feel like Goa was 25 years ago ,BANG on the beach ,lovely owner ,Best quality and reasonably priced indian ,continental meals and bar drinks in the entire beach area . Would rate it 5 stars for a relaxed and comfort stay and meal quality . Would definately come back again .

Bad service. Huts are very hot in day. The room that we chose was in very bad condition. The water in washroom s was getting blocked Everytime we took shower. Outside the beach huts view is really awesome. Food is really really costly here. Over all it's an ok place to stay. I enjoyed most of the time outside my room near the other good shacks.. enjoying the beautiful ocean view

Readers consider my 1 star as 0 star.... I've been to so many places in India. But I can confidently say it was my worst stay so far. The hut was so pathetic. We two families stayed there for 3 nights and below is my review. first of all they don't even give you a bottle of water or toiletries as complementary. Secondly room was full of insects( cockroaches, lizards, ants, termites). We had to call the hotel staff for curing the room. The shower was damaged, and if you want to take a bath using the shower then you need to hold it in one hand. The drainage was not happening properly so if you flush out the toilet, then the water was coming out it of it! The food was very very expensive where as the taste was just ok. For example we order one glass of milk for my friend's daughter and the charged us 90 rupees for the same. Even for a bottle of local drinking water which hardly should be of 15 to 20 rupees but they were selling it for 40 rupees. And please remember one thing guys they do a lots of miscalculation in the bill if you are not aware of it. Because I had one bottle of beer but in the bill they had entered 6 bottles. For one plate of French fries they had entered 3 plates. Infact for this we had an argument during the check out time. Luckily we were maintaining our own list that what and all we had that day, which literally saved 700 rupees from our pocket. so you can imagine how much cheating they are doing. This is not the end, the list is even longer. The surrounding resorts play very loud music full night that you can't even hear to each other inside the rooms. Forget about sleeping. Just imagine a situation where you are in a vacation with your family and small kids sleeping inside the room and few goons drinking inside you sitting area of the hut. And hotel guys are completely unaware of that and sleeping as if they don't know anything. So friends there are lots of good options available in Goa and my strong recommendation to you all please don't waste your precious vacation by going there.

Quite relaxing place to stay. if you're in goa for relaxation then this resort is perfect for you. especially, staff is very friendly and yeah free sun beds on beach. Do notice this is not at all ideal place for family vacation especially indian families. If you're on business trip or for working in relaxed place this is perfect. Yes it's true surrounding resorts plays loud music till 3.00 am but you can't complain about it because hey it's goa people do parties here. Just go there, straighten your legs. a bright moon light. and child air with that ocean sound and peace. The Perfect combination.

Over priced and you need to watch your bill. If you stay in the room and decide to pay later (charge food to your room) they tend to overcharge. There are cheaper and nicer places to stay close by. The pros: the staff is really nice and thee manager gauraav is great
