My friend and I came to describe this place as "deeply fine." It's not spectacular, but you can tell it used to be: the property has a lot of natural beauty and there are spaces on it that clearly used to be used for things like rope courses and swimming and such. However, it seems they have not recovered from COVID: the pool is opaque with algae, the ropes course has disappeared, and the facilities like the bar have only limited hours. It seems it used to be spectacular and could be again, but they haven't really put in the effort to revive it. There also aren't as many things to do in the area as are advertised on its website: the nearby spice plantation and wildlife preserve that advertise tours did not seem to be having them, or only had them at very limited times that we could not seem to get. Either that, or the one guy charged with driving the hotel taxi just didn't want to drive there that day...some of the staff that live there seemed a bit put out at having guests to work for. ||That being said, it has rooms with AC, it's on this beautiful piece of forest property, and it does have amenities. So...it's fine. You can do the falls and the temple in 24 hours, so it's good for a one-night stay.||Pros: ||- air conditioned rooms -- key in Goa||- some of the staff were very friendly and helpful||- gorgeous property within a short trip to Dudhsagar falls and Tambdi Surla temple||- the restaurant across the road is SPECTACULAR||Cons: ||- property is a bit run down||- not a lot else to do apart from Dudhsagar (which is really miraculously beautiful) and Tambdi Surla||- sheets were dirty when we got to the room--they changed them immediately with apologies, but still....gross. ||||Stay for 24 hours, not more: see the temple, sleep, go to the falls in the morning, relax in the afternoon, & head home.

The resort is on the main road but in a good tree cover. The rooms here are not maintained properly but when we spoke to the manager he said it is because of the reconstruction planned soon. We faced a few problems with our room the the manager cooperated and supported with adjustment. Giving one extra start for this. Would be a good vacation resort once the renovation activity is completed.

This resort is undoubtedly the best I've ever had the pleasure of staying at. The villas are simply stunning, and the moment you step inside, the beauty and grandeur take your breath away. The rooms are of the highest quality, providing a luxurious and comfortable experience. Not to mention, the service is top-notch, ensuring that every guest feels pampered and well taken care of. What sets this resort apart is their inclusivity, as they welcome guests under the age of 21 to book reservations. This is a rare and refreshing policy, allowing younger travellers to enjoy the same extraordinary experience as everyone else. All in all, this resort truly goes above and beyond to create a memorable and exceptional stay for its guests.

We had booked 2 rooms out here for a day...wanted to extend but decided to cut short due to below reasons: ||||Lets talk on food: average food...eatable..dont order chinese its oily..if you are late be prepared to eat cold food on a buffe Rating 2.5 out of 5. The guys out there will.not even bother to ask you...was left with some bones of chicken to eat due to late arrival and cold food.||||Room: was just above average. Tea kettle was there , tea cups were there but no tea sachets/sugar.(so why keep the tea cups) Was told tea cups is for drinking water. There were no glasses kept had to exchange it personally at the reception..i asked them later on to give me another glass..was told that they dont have, but was given some coca cola (brand)glass...the entire property maybe was occupied by just 2to 3 families( counting us).visited this property on 24th april 2021||Rating : 2.8 out of 5.|||| tents were very below average , flooring was bad. Could see some discolouration and fungus type ... told them to give room , had a tough time closing the bathroom door..even the lock system of the main door needed repair...overall 2.5 out of 5 rating for room...just 1 socket given in a room. AC was old and with some noise but kept us cold in summer..that was good.||I feel the place requires good maintenance..room wqs clean...some switches are old. But works. What i liked was the hot water even at 12 midnight. That was welcoming.||||Place: its location is on the roadside...but you cant hear the traffic..that was good...if only the owners were interested in the upkeep of the property. What i liked in the property was the duck..staff interaction was good..these guys cant do much anyway.||||||Cheated: felt cheated as i wanted to relax with ayurveda massage/spa...but was told that this is closed because of goa government order, which was actually a lie. AS I WAS carrying a government circular that only swimming pool has to be closed..and spa /massage needs to be operated with 50% staff...I even showed them the circular..they should have informed on their website...we had to cut short our visit. Just wanted to get back home.||||It makes life easier when informed the " have and have nots" while booking...||||Verdict: average place..location just near the goa border with karnataka...||||I feel the property requires a makeover and maintenance...the lighting needs to be improved specially if you want to visit the restaurant from room to the restaurant...partly its ok but aftersometime its dark..we had to use our mobile lights...||||Because of limitation i would give this property 2.5 out of 5....

Located near the Dudhsagar falls, this is the one of the few proper restaurants in the Goa/Karnataka border and Mollem region. It was our third visit to the falls and our third meal at their restaurant. Ambience and location is quite good, punctuated by the many monkeys, dogs, cats and avians on the property. All in all, a pretty nice experience. Food is not bad either. The service however is extremely slow - for the number of tables it has, it is under staffed. We saw a family leave after 15 minutes of waiting just for the menu. We had to wait almost 45 minutes for our food as well. The limited staff on site are polite and do the best they can. I'd rate it purely on location and quality of food. Customer service needs definite improvement.

Stayed here for a day. Although we had a pleasant stay we were far from satisfied. The property is big n well spread out.... however it's in dire need of maintenance. The deluxe room we stayed in, the furniture was not in good shape and the cleanliness left lot to be desired. We had a similar experience during our previous stay here. Same was the case with the common areas like the childrens play area and the club. Lot of activities were not available...which we understand, as the tourist season is jus getting underway. The food was decent nothing to write about.. breakfast was good though. The staff at the resort and it's restaurant are helpful n friendly. The property if maintained well n updated regularly can make a good weekend getaway

I am giving four stars as they provided very good room although renovation work going ON. As we have to leave early to see Dudhsagar, so they returned Breakfast amount also which is a very good gesture. The resort is on the main road but in a good tree cover. The rooms here are not maintained properly because of the reconstruction going on. Manager, Restaurant persons all are very cooperative. We reached in evening around 5 pm and stayed at night and next day morning around 7:30 am we left. Food was Ok OK. Slightly high price for Roti. This may be also due to renovation work, as only 2 rooms were booked. Would be a good vacation resort once the renovation activity is completed.
